Description:

New Construction

Tremco Incorporated is planning for a need of 35 employees to operate the new facility.

The following is a high level description of the project being proposed:

· Proposed Outdoor Improvements:

o Plant Road extension.

o Site entrances / exits onto Miles Avenue.

o Security Fencing.

o Raw material truck delivery areas.

o Finished goods truck shipping area.

o Raw material storage tanks within a diked area.

o Underground utilities and tie-ins into existing utilities within Miles Avenue.

o Visitor Parking.

o Employee Parking (45 spots).

o LED Site Lighting.

o New Electrical service.

· Proposed New Building:

o Approximately 48,900 SF of Ground Floor production area.

o Approximately 41,700 SF of 2nd Floor production area.

o Approximately 17,200 SF of elevated equipment platform above the Ground Floor.

o Approximately 23,100 SF of Support Area consisting of three (3) Floors at the North end

of the Building.

 1st Floor: Support Rooms, Mechanical Room, Maintenance Area, Entry.

 2nd Floor: Mechanical & Electrical Room, Locker Rooms, Employee Break /

Lunch Room.

 3rd Floor: Office Space, Conference Rooms, Lunch / Break Area.

o Interior raw material storage tanks within a diked area.

o Raw material receiving docks / area.

o Product shipping docks / area.

o Production equipment: Tanks, Mixers, Pumps, Piping, Conveying, Material Handling,

Raw Material storage (supersacks, totes, drums, etc.).

Comments on windows and building:

  • Increase the height of the windows on the cylindrical portion of the building to match the height of the windows on the elevation facing Miles Ave.
  • Tack on an appliqué or add a reveal on the first floor to match the recessed portion on the first floor facing Miles Ave.

Comments on landscaping:

  • If overhead utility remains along Miles Avenue, recommend swapping out Honey Locust (Gleditisia triacanthos) for understory/utility-friendly trees (see #4)
  • Recommend alternate to Colorado Blue Spruce (Picea pungens) for visibility purposes, especially at access drive entrance (i.e. existing trees adjacent to parking lot appear to be White Pine – Pinus strobus)
  • Recommend alternate to Burning Bush (Euonymus alatus ‘Compacta’) for maintenance purposes along sidewalk. Suggest lower growing & more compact shrub or ground cover
  • Refer to the City of Cleveland Tree Plan appendix A.
