Committee moved to recommend conditional approval w/the understanding that the project sponsor will prepare revised elevation plans suitable for e-mail review by the Design Review Committee that: (1) modify the Fairfield Avenue entry stair towers so that the stone base and railing runs level with the floor line instead of along the rise of the stair, mimicking the look of the upper floor levels; (2) change the elevations so that a continuous stone base runs around the building below the first floor window height; (3) modify the rear elevation so that the aforementioned stone base is extended along the retaining wall between ground level terraces and the drive at a consistent height as along the other elevations. A railing consistent in height and design as adjacent units will be added to the top of the low wall; (4) include divider walls added between all at-grade patios at the building's rear; (5) add extensions to the first floor bedroom bays to bring them to grade to eliminate the potential prblem of trash collecting in the open area beneath them; and, (6) add new windows into the living room walls of the units facing West 11th Street, above the ramp leading into the underground parking garage. |
