The Committee found the proposed building's setbacks contained on the sponsor's initials submission to be out of character with respect to the urban context the neighborhood and its community development corporation are trying to achieve, both at this key neighborhood intersection and elsewhwere along Clark Avenue. |

Committee moved to table action on the sponsor's re-submitted proposal, noting that it did not address the chief issue of moving the building footprint to the Clark Avenue-West 65th Street right-of-way lines, so as to realize a more accommodating pedestrian and transit friendly design. This action was taken with the understanding that the project sponsor shall engage his engineering consultant to render alternative site design layouts that address the Committee's concerns. The project sponsor agreed to appear at the Committee's March 11th meeting with said revisions. |

Committee moved to approve the project design with the understanding that the sponsor: (1) revise the current site plan to refelct narrower driveway apron dimensions (e.g., 30' rather than the 40' wide dimension shown) for the Clark Ave. & W. 65th St. entrances; (2) provide a grading plan w/correct elevations to accurately depict final site contours; (3) correct the finished floor line elevations depicted on the site plan; (4) make the necessary changes to all four building elevations depicted so that they correspond to the actual Clark Ave./West 65th St. elevations; and, (5) provide an elevation/perspective view of the proposed dumpster screening structure. |
