Project sponsors were asked to more fully study the following project features: (1) building and site lighting, (2) landscaping along West 32nd Street, (3) integration of retail signage into the Detroit Avenue elevation, (4) wrapping of the first floor retail display glass window around the West 32nd Street corner, and (5) more fully developed articulation of the low-rise building's ground floor relationship to the Church Avenue/West 32nd Street intersection. |

Committee moved to approve the project building & site design with the following conditions: (1) the roof structure to be placed directly over the notch between the two building halves on the Detroit Ave. elevation shall contain a skylight to provide illumination below; (2) the character of the south entrance shall reflect the brick plane treatment of the north façade and side returns shall consist of contrasting materials; (3) proposed landscape materials adjacent to the building along the West 32nd Street elevation shall be pulled back from the West 32nd Street/Detroit Avenue intersection and begin between the 2nd and 3rd windows back from the intersection; (4) provide a seating area w/in the landscaped area to be located immediately adjacent to the three-story building on West 32nd Street to help serve as a viisual/physical terminus to Church Avenue; and (5) an elevated growing medium to accommodate vine growth in lieu of the proposed row of trees shall be placed along West 33rd Street (Corn Alley) to provide screening from parked cars; |
