Description: | The Townhomes at Duck Island consist of 6 new residential town home units in three duplex buildings. Each house will have a two-car attached, stacked garage. The townhomes will be 2 stories of finished living space with a total of approximately 1,800 s.f. of living area. The main level will be living area and kitchen/dining, with the upper floor consisting of 2 bedrooms and a laundry area. There will also be a walk-up roof deck and an optional walk-out English basement-style apartment on the lower level of each home. The property is currently vacant and is located directly south of the recently constructed Gateway Animal Clinic on the east side of West 19th Street. Despite being directly across the street from single-family residential homes, the property is currenly zoned Semi-Industry. Zoning variances have been applied for. |

1) Adjustment be made with respect to the height of the upper floor balcony vinyl divider walls, such that their height aligns with the top of the exterior unit doors at a height of 6 ft. 8 in.; 2) the base of the balcony divider walls be installed behind a modified, continuous brick soldier course so that the divider wall bases are screened from view; 3) the color of the vinyl divider walls be re-studied; and 4) the height of all ground-level entry stoops be increased from 12 in. to 18 in. to provide a more pronounced unit entrance. |
