Description:

Proposal involves construction of a new self-service laundromat to be situated on the vacant lot located at 6912 Lorain Avenue.  Construction is intended to begin in late-Summer 2012 and to be completed by Winter 2013.  The site is presently vacant with an antiquated building that sits on the rear of the site.  The topography of the property has minimal elevation change across it.  The proposed site development places the building to provide a main entrance, parking on the side and rear, and landscaping.  Access for customer and employee parking occurs off of Lorain Avenue to the north and northeast of the building.  The total number of parking spaces will be 11.

The proposed 4,000 s.f. laundromat building will have self-serve washers and dryers available to a maximum of 39 customers at any given time.  The major exterior materials are intended to be split-face masonry, wood trusses and insulated metal siding.  Dryvit E.I.F.S. on plywood will be used on the front canopy.

Committee moved to table approval of the project to permit the applicants to work with City staff & the Detroit-Shoreway CDC to further study the following:

1. Adding dryvit panel in place of metal facade proposed along the Lorain Avenue frontage & parking lot entrance.

2. Lowering the front window height to 3'-4" above Lorain Ave. sidewalk grade, matching that of windows on the parking lot side of the building.

3. Upward expansion of windows at main entrance so that they terminate at where the building facade material transitions to dryvit.

4. Improvements to the lighting plan that provides details on fixture location & types, lumens, light wash, etc.

5. Color details related to the building's split-face block and dryvit materials.

6. A comprehensive building & site signage plan.

  1. The color of the building's mortar joints match that of the split-faced block (#3 Chocolate).
  2. The color of the board and batten vinyl panels and vinyl fencing around the dumpster enclosure match that of the E.I.F.S. dryvit material ( Buff).
  3. The lettering height on the wall sign over the main entrance be modified such that the term "Spins Quick n'Fresh" be depicted in a format of 4' in height while the word  "Laundromat" appear in 3'-tall letters.  The offset lettering size will provide sufficient contrast to allow the sign to be read easier and with more clarity.
  4. A projecting sign be considered as a substitute for the proposed wall sign along the Lorain Avenue facade, preferably to incorporate the use of die cut letters.
