Description: | Construction of a 2,608 sq. ft. Taco Bell restaurant building w/a drive-thru lane and 30 parking spaces. Site access will be provided directly from Steelyard Drive as well as from internal access driveways. The drive-thru will be located to the southwest of the building with one clearance bar, one canopy w/order board and one menu board. Seven (7) drive-thru stacking spaces are proposed for the drive-thru lane. A full movement driveway is proposed at the northwest corner of the property, a right-in/right-out drive is proposed at the southeast corner of the property and right-in only drive is proposed at the northeast corner of the property. Taco Bell is not permitted to have a freestading sign for this outlot, however they are proposing wall signs on four (4) elevations of the building. The building will be a combination of three brick colors (Valley Tan, Destert Sand and Light Sierra) and one slat wall color (Status Bronze). A flat roof is proposed and mechanical equipment will be placed on the roof and screened from view of Steelyard Drive and surrounding parking areas. The building is approximately 19'-8" in height from its base to the top of the main building coping w/additional height for a proposed steel tower. A steel structure entry tower is proposed at the main entrance to provide consistent design elements similar to toher buildings in the development, and will not exceed 32 feet. The dumpster enclosure will be constructed of the same materials as the main building. |

Committee moved to approve the sponsor's design package (site plan, building elevations and materials, landscaping, lighting & signage) as presented with the understanding that they pursue: 1. Installation of bike racks to be placed on an associated concrete pad in proximity to the restaurant's front door entrance. 2. Installation of a 5'-wide sidewalk on the north edge of the parking lot that will provide a pedestrian connection to the adjacent Steak & Shake lot. The Committee also asked the sponsor to consider the installation of picnic tables on the Taco Bell-controlled triangluar grass panel that will abut the restaurant to its immediate south. |
