Committee moved approval with understanding that:

1) The 18'-2" dimension refernced on the master site plan for guest parking in front of units fronting on Bridge Ave. and West 57th Street be understood to run from the garage door to the public right-of-way (property line) and that dimension be reflected in the enlarged site plan for the Phase I project.

2) The concrete walkways (including steps) from individual units depicted on the Phase I enlarged site plan terminate at the public right-of-way line (property line) and not encroach upon the area occupied by the city sidewalk.

3. The design layout for the rear guest parking area be modified from that depicted on the master site plan to one that includes three to four head-in parking spaces adjacent to Units A & B and two parallel parking spaces along the east property line.
