Project details presented by Willy Levy of WRJ and Adam Rosekelly of AO.  Presented details on the general site plans for Option 1 (3-family home) and Option 2 (2-family home with cantilevered or recessed second floor at +/- 5ft), car port, fencing, staggered balconies, patio, stair tower, landscaping, facade materials (wood board, poly carbonate panels, concrete for carport), drainage, storage areas, roof top condensing units at center of roof for less visibility, fencing, and lighting, etc.

 

 

Committe Questions, Comments, Concerns

  • How will you handle mail or deliveries?  
  • How will you signify that there is a rear entrance?
  • For security, how will safety/emergency personal quickly find entyways?
  • Have you considered solar panels of for the roof?
  • Concerned about the open stair on Opt 1 and open concept carports vs weather
  • Consider storage under the stair towers for bicycle parking or other outdoor equipment.
  • Will the developer provide shades for the floor to ceiling window, just because the height is a bit atypical?
  • Consider using a landscape buffer on the triplex instead of the fencing in the front for privacy for the first floor units
  • Consider the width of the concrete breaks and what can actually grow in there.
  • Consider the dimensions of the parking pad for the duplex, doesnt seem to be enough room to back out.
  • Consider adding additional design elements from the triplex to the facade of the duplex (vertical panels).
  • Hope to see more form vocabulary, materials, colors, etc to better diversify the models.
  • Consider a railing on the front stairs for the duplex.

Project details presented by Adam Rosekelly (AO) and the WRJ Development Team.  Presented details on the updated site plans, landscaping, mail/address system, etc.

 

This project received Schematic Design Approval with Conditions from the DRAC on 12/1/2020 and Schematic Design Approval in support of setback variances from the Planning Commission on 12/4/2020.

  • Concerned that the duplex in a little underwhelming in comparison to the triplex.
  • Concerned that mail carriers and emergency services will be confused about the rear entrances
  • Concerned about the location of on-site storage, equipment, and trash recepticles.
  • How will thermal bridging be address considering the un-insulated, un-covered metal frame of the shipping container

 

Jennifer Kipp is available to comment on the proposal and requested some additional info.  She also suggested not using the trumpet vine because of the invasiveness of the species.  If any new trees proposed in the tree lawn the minimum width is 4ft.  A planting permit is required from the urban forestor and the species has to be approved.
