Committee Questions, Comments, Concerns · What is the grading on the site, is it generally flat? · What influenced the style of the design? PPs: The neighborhood context, but also wanted to bridge/be transitional with what they were already doing with the single family infill but with some contemporary elements like the larger windows, etc. · Do the homes have basements? No · Where will the condensers and heating elements be located? · Where will you push snow? PPs: They have a company to handle the snow, trash, and landscaping. · Where will the mailbox be located? · Concerned about garage access for units 19 thru 17? Can increase the width of the garage door for better access and turning into the garage. · Concerned about the small swatches of greenspace near the garage openings. Might be better to make a change to your pavement materials (brick insert or stamped concrete) at these locations. · Is the hatching intended to be a painted pavement? Not sure that people circulate in the way that the hatching suggests. · Wayfinding, signage, and lighting will be critical for the site, particularly for the walk from Ashbury and to the shared greenspace. · Think of it less as a greenspace but more like an urban courtyard. · Had you considered acquiring a small portion of the triangular space near Ashbury Ave to give Unit 10 some pedestrian access. · Concerned that the 8’ greenway and walkway in conjunction with the built height will feel like an alleyway. What are the elevations for units 14 & 13? · Could potentially wrap the porch, adding a dormer, etc for unit 19. For units 6 and 10 could the entries be modified to allow for a side entry so those facades are a bit more engaging? Or potentially flip the proposed entries on units 6 and 10 to the other side to give the feel of a corner entry. · Perhaps do a similar treatment for unit 14 as discussed with unit 19, so they act as a book ends for this section of elevations because the side facades are a bit more exposed.
Motion to approve with the recommendation to further develop the side elevations of units 19 and 14, study the greenspace for better interaction with the walk thru and creating a more urban courtyard space, study the entrances for units 6 and 10, study a better material use for the proposed small swatches of greenspace, and larger garage doors for units 19 thru 17. |
