Project presented by Jack Fay of Fay Architects.  They are proposing a new addition to serve as a showroom and protection for the materials that they currently house at the existing building.

 

Committee Comments, Questions, Concerns

  • Will you be using the stone/brick only on the one elevation?
  • What colors wl you be using?  LaPaz for the split face and Linerpanel (or similar) for the steel.
  • Will the windows be clear?  Will be an illuminum frame clear glass to let in as much light as possible.
  • Do you currently have any security issues?
  • What color will the overhead doors be?  Matching with the steel.
  • It might be beneficial to your business if the primary elevation was open more so folks can see inside the showroom.
  • One recommendation is to push the bulding back according to the setback requirements and play up the E. 47th entryway with windows, landscaping, etc.
  • Also how wide will the new drive apron be?  Does it need to be so wide to accomodate truck circulation, loading/delivery, etc.
  • The Committee is generally in support of the continued use and expansion, but there are many questions to be answered.

 

Andrea Bruno from SCSDC is available to share the support of the local CDC.  Ashley Holloway is also available to provide some insight into any potential zoning issues, such as required setbacks, screening, and landscaping.

 

Motion to table until more investigation can be done.  Motion to table approved by all members present.

  • Are you changing the cladding of the existing block.
  • Are these pin mounted letters?  Are these place holders for now?
  • Could be interesting to advertise your products by integrating the materials into the entrance feature and even the masonry base can be more classical.
  • is the front door solid or glass?
  • more windows would help to address the street better.  right now it appears to be foreboding.
  • they have intentions to renovate the main entrance on Superior Ave with will lead to the main showroom.
  • bring the block a bit lower so that i can reduce the feeling of mass on the the building since it is currently eye level for some ppl
  • add windows to garage door
  • elongate the currently proposed windows

 

Motion to approve as with the conditions to lower the beltcourse, elongate the three windows in the center for a more rectangular shape, add windows to the garage doors, and submit details on the landscape plan, switch the side entrance to a shed metal awning with a door with glass considering that the Superior Ave entrance will be the main entry for customers.
