Project presented by Robin Brower.  Project includes major renovations to the interior and some minor renovations to the exterior.

 

Committee Questions, Comments, Concerns

  • When was it built?
  • When it was last occupied?
  • What is the state of the mechanical systems?
  • Is the stained glass original?  Windows will be replicated, but the stained glass will be removed and restored.  The replicated windows will be replaced with similar materials.  All of the glass treatments in the tower will remain and be treated for longer use.
  • Feels that we need a tour of the building before a recommendation can be made.
  • How many dwelling units will be available?
  • How does the new exterior doors interact with the floor plan?  Needs more clarification with the overall floor plan.
  • How does the elevator interact with the proposed floor plan?
  • Have you explored placing the elevator in the center of the building?
  • Need more existing photographs of the building.
  • New exterior exit stairs from the penthouse, please provide more details.
  • Need a better understanding of how the existing brick will be “cleaned” vs how the new elevator shafts exterior materials will “match” the original building.
  • Will there be any roof replacements?
  • Return with more details on the shipping door, does the elevator tower have to break the roof line, need more photos of all sides of the building, more info on the stairs at the top, rendering of the penthouse from the street if it is visible from the south elevation and a wall section, full floor plans with elevator integrated, document the type of roofing material it is currently and what the proposed replacement will be, selection of new casement windows needs to have some consistency with the remaining original windows, can you investigate another type of treatment for the side entry, and a copy of the national registry form.
