Mr. Carl Cocita owner of Collinwood Juice & Grape presented the conceptual expansion and new construction of his business located at 15741 Mandalay Ave. Mr. Cocita explained that he wants to use nice materials, landscaping, etc. The proposed expansion would include the the adjacent landbank parcels.

Committee Concerns, Questions, and Comments

  • Is the parking and curb cut appropriate for the expanded business?
  • Did you think about rotating the building to face the street and put parking in the back instead?
  • Be careful about the arbor vitae you choose because they can grow up to 20 feet in height.  The Committee would like a species that grows about 4-5ft tall.
  • The Committee would like to see what the existing buildings look like in photos, color renderings, a detailed landscape plan, and a reconsidered setback for the new building.

 

Councilman Polensek was available to comment on the project. Councilman Polensek is in support of the project, he feels that the project is a unique opportunuty for the community.  If the expansion is allowed, the project will highlight a great business that has history in the neighborhood.

 

Motion to approve the conceptual plan as presented by all voting members present.

Terry Valensic presented the final development plan; are many questions relation to materials, signage, and color still to be answered.  A more detailed landscape plan is required.

 

Committee Concerns, Questions, and Comments

  • Is there a pedestrian access from the street, should not treat pedestrian the same as the car.
  • Where is the landscaping plan?
  • Suggest something other than monument sign. Suggest looking at Smucker's signage for inspiration.
  • What is the color of the cooler? Will the trailer remain?  Do these units make noise?
  • Is fencing proposed?

 

Will need all the materials and color of the building and cooler unit, landscaping plan, shutters, columns, materials for the walkway and fencing, and need some graphic representation of the elevations.

Motion to table voted by all members present.  Applicant to return with above mentioned items.

The Collinwood Grape & Juice expansion was presented the the business owner, Carl Cocita and architect, Terry Valencic.  They presented the revised site plans, elevations, color and material selections, and updated floor plan.

 

Committee Comments, Questions, & Concerns

  • Can you select a darker color for the cooler to complement the colors of the main building?
  • Can landscaping be added to the east side of the color for additional screening of the structure to adjacent residents?
  • The Committee is generally favorable to the new site plans, elevations, and color selections.
  • The Committee still has questions about the appropriateness of the monument sign in an urban, residential neighborhood.  Committee is suggesting a sign that is not 14' wide as shown. 

 

Coucilman M. Polensek attended the meeting and commented that he is in favor and in support of the business expansion.  He is also in favor of the monument sign as presented.

 

Motion to approve the revised plans as presented with the condition that the east side of the cooling unit be screened with landscaping as well.  Motion approved by all voting members present.
