Committee Concerns

- Generally we see one convenience store per gas station. Why three businesses for this development?

- The landbank property is needed for this site plan?

- Should the committee table the review until other issues are worked out with City Planning and BZA?

- Column is out of proportion with the building.  Shorten the columns by 8” or so because they have no function.

- Needs to look more urban, it looks like a Wal-mart.  Think urban, not suburban.

- The site plan does not look like a project meant for the urban city, too much asphalt, possibly bring buildings up to sidewalk.

- Is this in a PRO district?

Motion to table the project until the Planning and Zoning issues can be worked out.

Committee Concerns

  • Here seeking conceptual approval for massing of the initial building and gas pumps.
  • Is there a low wall around the entire site? Planning for a screening wall along Superior Ave
  • The second smaller building is potential future development.
  • How much of the glass will be spandrel?
  • No current opening on Superior or E. 105th.  However, there are planning for windows/panels that will accommodate future pedestrian access.
  • Can the alley be used for access to your business, because it doesnt make sense to have both curb cuts.  Otherwise a fence will have to be installed along the property line.
  • Start thinking about street trees/landscaping, awnings, signage, etc. Also, think about the layout for pumps because they appear to be somewhat close to Superior Ave. Is there adequate circulation?
  • How many pumps? 8-12 pumps?  Have you thought about angled pumps (ex. at E. 185th St. and I-90)
  • Can the curb cut be lined up with the pumps to provide better access?
  • Address pedestrian access from Superior Ave. Can be a cut an opening in the street wall or an actual door on the Superior Ave. elevation.

Motion to approve concept plan as presented with the suggestions that were discussed during the review.  Approved by all members present
