Schematic Design Approval with Conditions: Finalize landscape plan; evaluate walking path off Lake Ave. width and incorporate more seating areas or more trees; Evaluate 'returning' recessed entries on townhouses; Strongly consider different, darker color in townhouse windows; For final review: request to see panel difference for the entire building (focusing on the first two floors of the parking deck); Share grading plan and how 'open' the parking structure area is; Evaluate a continuous band near the top and/or consider differing heights for materials as well; Explore how to integrate parking deck stories/parking ramp with the main upper floors at least in the courtyard to create a seamless environment for residents who are using this space. This could be accomplished by public art, arbor vitae, etc.; Consider charcoal color for interior courtyard paneling. |
