City Planning Commission gave Conceptual Approval on June 18, 2021.

1.     Larger site plan needed showing area around medical building including adjacent dental building

a.     Full elevation of dental building would be helpful in determining scale

b.     3D rendering requested to determine scale in relation to neighborhood buildings and how the addition relates to that scale

2.     Requirement to break up front façade in some respect whether through awnings/coverings of medical office spaces, small reveals, or a horizontal band on the second floor

3.     Consider building lighting and placement

4.     Consider larger deli patio

5.     Request for a material board

6.     Need landscaping plan for final review

7.     Consider placement of signage and what that will be like in the future

1.     Enhance band around first floor of building to differentiate first and second floors

2.     Landscaping plan required

a.     Suggestion for columnar trees

3.     Recommendation for more alignment of windows on 1^st and 2^nd floors taking into context entry doors and where those are placed

4.     Recommendation to align mullions in more cohesive way

5.     Request to see building in context with surrounding neighborhood buildings

6.     Add additional storefront lighting, wall sconces

7.     Request for larger sample of 1^st floor material

8.     Recess eastern balcony. Surface mount balcony seems out of place as the only balcony of that type on the façade

9.     Extend eastern parapet west toward main third floor area

1.     Requiring a detailed landscaping plan

2.     Requiring a photometric plan (especially for north side of building abutting a residential district)

3.     Consider making rear doors transparent and not service-like (with no delineation of office entrance-ways)
