1.     Need to re-evaluate units 6 & 7 which related to a number of concerns with the project as follows

a.     Greenspace being questioned for functionality

                                                  i.    Need to design in courtyard or small court appeal; not much room for other activities

b.     Explore possibility of adjoining units 6&7

c.     Evaluate if facing north is an option

                                                  i.    Would eliminate the need for such a wide driveway onto W. 58^th Place which could turn into a pedestrian court or front yard.

                                                 ii.    Could eliminate the intrusive and/or awkward presence of second and third story windows overlooking the rear yards on W. 57^th

2.     Other comments:

a.     General praise for tough site to develop.

b.     Compliments for units facing 57^th with respecting gable roof and front porches.

c.     Overall approval of the site plan with the above explanations.

1.     Landscaping/Hardscaping plan required

a.     Side Ave. driveway required to be permeable pavers

b.     W. 57^th street trees installed

c.     Enhance rear landscaping for parcel 7 so that rear year of W. 57^th resident is less seen

d.     Make OKO project wall parallel with Side Ave. and enhance circular landscaped/community area with a signature tree

e.     Eliminate guest parking spot and enhance landscaping on side of parcel 4

Project also received Schematic Design Approval on December 18, 2020.
