Parking lot and landscaping are approved with the following conditions: 1. Revise landscape plan so that there is a clear delineation between areas that will be grass and areas that will be mulched beds. 2. Provide a photometric plan
Notes: Applicant verbally committed to completing parking lot and landscape plan by the fall. Committee’s recommendation to ‘approve’ without asking for a second committee meeting is based on a good-faith understanding that the lot will be completed in the fall. City Planning Staff and KCDC request a community meeting to show proposal to and solicit feedback from neighbors prior to final Design Review approval. City Planning Staff and KCDC request that applicant provide details for irrigation system prior to final Design Review approval. DRC Meeting Summary/Discussion Topics Q: Is the drainage sufficient? A: The lot’s grading and drainage have been designed by a civil engineer. The lot will meet NEORSD requirements. Committee recommends exploring the possibility of partially grading the lot towards a sewer tie-in to the northeast. Q: Will the parking lot lighting negatively impact neighbors? A: The parking lot light poles and fixtures have been selected to minimize impact on adjoining properties. A photometric plan will be provided. Q: Will an irrigation system be provided? Committee strongly encourages provision of an irrigation system. This will be a big help in getting the plantings established. It would be a shame to invest a considerable sum of money in robust landscaping, only to see a high mortality rate due to lack of water. A: Mosque would be happy to provide an irrigation system. |
