Committee wanted additional study to the building siting as there are still concerns with potential traffic conflicts. Give consideration to moving the building further back on the site. Reduce parking - parking spaces shown exceed what is required. Consider making driveways from Carnegie right in & right out only.

Additionally, the presentation for the demolitions were incomplete.

This schematic approval was given with conditions:

1) Provide a pedestrian walkeway from E 79th Street to the store - we anticipate signifianct pedestrian traffic from the Farifax neighborhood.

2) Expand patio area too accommodate a larger outdoor seating area.

3) Include bike rack(s) in the site plan.

4) Widen walkway from store to Carnegie.

5) Include a tree lawn with trees along Carnegie. This will enhance the area aesthetics and be complimentary to the multi-family building to the east.

There is still a great concern about the traffic pattern flow in and out of the development site considering the volume of traffic on Carnegie.

Conditions:

1) Provide additional street trees on Carnegie Ave. frontage

2) Look at softening the parking lot interior corner off E 79th Street (area that abuts land that is not part of this development).

3) Change pylon sign to a monument sign - the monument sige will be reviewed for approval separately from this total development project.
