This meeting did not have a quorum but these were the comments. 1) There was consensus that the best option is a monument sign and that the area it's placed can be highlighted with decorative plant material. 2) Study the landscape materials to maximize variety that can be used with water retention. The following comments were from Matt Hils who was not present. I did not receive this message prior to the meeting:
1. 1> Provide pedestrian route from East 91st to the store. Add a walk through the island south of the vehicular access, and connect it to the striped island at the northeast building corner with a concrete crosswalk through the parking lot. (It’s hard to read the plans, but I assume the parking lot is asphalt. The concrete will provide a visual contrast.) 2. 2> I looked at the previous site plan. This one is improved, although it now feels as if the building, parking lot, and storm basin are jammed up against East 91st. Not to contradict what the committee said last session, but if the building were shifted some to the west, the storm basin would feel a little less like a hole in the ground and there would be room for a row of shade trees along the back of the 91st Street sidewalk. The neighborhood desperately needs street trees. 3. 3> Did the engineer look at the possibility of the delivery truck pulling past the East 91st curb cut, and backing in to the delivery door? We’d have to see if the turning template shows there is enough room, but it would be easier for the driver to look out his/her window to the left, and it would reduce pavement in the parking area east of the building. 4. 4> Are deliveries made after hours? If yes, the parking spaces could be used for truck maneuvering, and perhaps pavement could be further reduced. 5. 5> I’m not sure what the setback requirement along Kinsman is, and the drawing is fuzzy, but if the building could move closer to Kisnman, it would start to do its part in reducing the scale along Kisman. Leaving 20’ between the sidewalk and the building would allow for a row of shade trees along Kinsman (again, desperately needed.) 6. 6> Eliminate duplicate interior walks at the corner of Kinsman and 91st (around the monument sign) and parallel to Kinsman. They will not be used, do not add anything to the site design, and therefore are a waste of money. 7. 7> I cannot read the plant list on the PDF, so I cannot comment on the plant selection.

1) Provide revised site plan to include dumpster enclosure. 2) Provide a property maintenance agreement. 3) Simplify shade tree placement along back to south edge of parking lot. 4) Shrink boundary of Bloodgrass plantings for a more solid massing. 5) Signage - reduce monument sign face from 5'x10' to 4'x8'. Reduce base for total structure at 6' height. Use Boxwood plant material around base. 6) Modify configuration of basin and include underdrain. |
