Conditions: |
|
- use raw concrete rather than stone at the base of the patio so that it is more reflective of the industrial nature of the area.
- use cable rail instead of the vertical picket rail to fit more with the industrial aesthetic
- lighting should be more in line with industrial aesthetic
- service accessibility should be looked at.
- there should be clear definition between lighting for people near the building and general lighting outside of that area, surrounding the property. Consider the temperature and color. Also, consider human scaled, industrial inspired lighting at the back terrace.
- storm water tie-in to be worked out so that it is on the owner's property and any required easements be obtained.
