Description:

Proposed new multi story building for multiple interior tenants on current vacant land.  Buildings include exterior patios, roof patios & Site improvements.

Consider the permeability of the building on both the West and East façade and how pedestrians and users of the buildings will enter and navigate the buildings, i.e. “Pedestrian Experience”.


Consider the east facades and how they can be utilized in a way to “invite” people towards the buildings, tenant spaces and waterfront.


Additional considerations should be given to the service areas and equipment of the building.  Equipment areas may need to be enlarged and extra care given to these spaces so that they do not compromise the design of the buildings.  Additionally, how will the service activities (trash, deliveries, etc.) impact pedestrian space, and how can they be enhanced.


Some considerations should be given to the food service use of the building and its implementation over multiple floors (possible dumbwaiter).

  • Facade feels busy.  The applicant should explore a more simplified palette for the buildings.
  • A more modern Industrial feeling/ style would be more appropriate for these facades and material palette.
  • Consider relocating the transformer to amore secluded space so as not to detract from the overall pedestrian experiance or aesthetic of the new walkway.
  • Consider snow melt systems in/ around the mechanical area.
  • The committee would like to see landscaping plans with the submittal.
